What leasing options are available?
We offer flexible lease terms of 3 - 14 months.
Do you offer co-living with individual (by-the-bed) leases?
No, we do not offer co-living. We do one lease per apartment, with all parties on the same lease.
Do you have ADA compliant apartments?
Yes, we offer ADA apartments dependent on availability.
What are your application requirements? How long does the application process take?
We require a household income of 2.5x the market rent and other qualifications. Typically, it takes less than 2 days to process an application. We verify credit history, employment, income, rental history and perform a background check for all applicants. The length of time to process depends on how quickly we can get this information from outside parties. You can expedite the process by filling out the application completely and providing copies of your 2 most recent paycheck stubs.
Can I apply online?
Yes, visit our website and click on the apply tab to get started with your journey to a new home.
Is there an application fee?
The application fee is $35 per person. Anyone age18 and older must apply. *Amounts subject to change.
How much is the security deposit and is any of it refundable?
The deposit is anywhere from $400 - $675 based on approved credit. The refundable portion is $125 for apartments and $140 for townhomes. *Amounts are subject to change.
When is rent due and how do I pay it? Is there a late fee for overdue payments? Is there a grace period?
Rent is due on the first day of the month. We accept checks, money orders, cashiers check, debit in the office, or online with an e-check or credit card. We offer a grace period of 3 days. The late fee is 10% of your market rent.
Is renter's insurance required?
Yes, we require renter's insurance with $100,000 of liability coverage. Personal content coverage is highly recommended.
Are additional items available for rent?
Yes, we have garages and RV parking available for rent.
Are there fees for using the common areas?
No fees! Our common areas are freely available for residents to use.
What happens if I need to move out before my lease expires?
There is a lease settlement agreement that requires a 30-day notice and an additional lease settlement fee of 2x the market rent.
Do you offer discounts?
We offer discounts to students, teachers, military personnel, preferred employers, and police.
Do you allow felons?
We approve or deny applications as a whole. Please refer to our application guidelines.
Can my apartment be sublet or listed on Airbnb or VRBO?
Our leases do not allow for subletting or being listed on short-term party platforms like Airbnb and VRBO.
What are the occupancy guidelines?
The occupancy limits are 2 people per bedroom plus 1 in the living room.
Do you accept Section 8 vouchers?
Yes, please contact the leasing office for more information.
Can I request a specific apartment? And how long can an apartment be held?
Yes, you can request a specific apartment, depending on availability. We hold apartments for two weeks maximum with the deposit ($400 - $650 OAC). *Amounts subject to change.
What are the hours for the leasing office, clubhouse, fitness center, and pool?
- Leasing Office - Monday - Thursday 8:00 AM - 5:00 PM, Friday 8:00 - 4:00 PM, Saturday 9:00 AM - 3:00 PM, Sunday Clsoed
- Clubhouse - The same hours as the leasing office
- Fitness Center - for your convenience, the fitness center is open 24/7 all week.
- Pool - The pool is open daily from 10 AM - 10 PM during the summer months— head on over for a swim.
What is the smoking policy?
We are pleased to be a smoke-free community — no smoking in the apartments.
Who do I contact for maintenance needs? What about in an emergency?
Please contact management via phone or submit a service request online in your resident portal. For emergency maintenance, call the office number, after hours it will be forwarded to our on-call service.
What is the parking situation?
We assign 1 covered parking stall per apartment. All uncovered parking is available to all registered operational vehicles. Garages are also available for rent. We also provide car care stations for residents to use. Please contact management if someone is parked in your spot. Guests need to have prior approval from management. We provide snow removal, contact management for more details. Please note, we do not allow recreational vehicles to be parked on the property.
Are there building quiet hours?
Yes, quiet hours are from 10 PM to 8 AM, daily. Please be considerate of your neighbors.
Can I have a charcoal grill on my balcony?
No, charcoal grills are not allowed on balconies. Contact management for more details.
Can guests use amenities?
Guests are welcome to use amenities as long as they are accompanied by the resident.
Do you offer recycling and/or valet trash removal service?
We do offer recycling services. At this time, we do not provide valet trash removal service.
Do you have cable?
We are set up with Xfinity cable service.
Is storage included? Is additional storage available?
Apartments include extra storage off the balcony or patio. If you need additional storage, we have garages for rent.
Are there grills available for residents to use?
Yes, we have charcoal grills located in the courtyard for our residents to enjoy.
Are there bicycle racks in the community?
Yes, we do. We're happy to provide a place for your bikes.
Is there laundry on-site?
Yes, we have a 24/7 accessible laundry facility onsite, as well as washer/dryer connections in the apartments.
Is there public transportation nearby? What traffic routes are easily accessible?
Yes, we are near public transportation via UTA and American Fork Station Light Rail Station. We are minutes from the I-15 freeway entrance.
What school district serves the community? High Schools? Junior High? Middle Schools? Elementary School?
The Alpine School District serves our community. Public schools include Central Elementary, Pleasant Grove Jr High School, Pleasant Grove High School, as well as John Hancock Charter School and Spectrum Academy.
Are washers and dryers available? Are they in the apartment? What kind?
Apartments have connections for full-size washers and dryers. We also have a laundry facility available 24/7 for residents. Rentals are available through the appliance warehouse.
What appliances are in the kitchen?
Apartment appliances include a refrigerator, electric stove, dishwasher, microwave, and garbage disposal.
What size apartments do you offer?
We have 1-, 2-, 3, and 4-bedroom apartments ranging from 800 to 1,742 square feet.
Do the apartments have patios or balconies?
Yes — and patios and decks provide access to extra storage space, too.
